In the twelve months ending June 26, 2026, 31 properties priced at $1 million or more closed on the Cabo Corridor. This is a resale market rather than a new-build one, and it is the most negotiable luxury stretch in Los Cabos: single-family sellers here accepted 87% of what they originally asked.

Luxury volume on this stretch is thin — 31 sales in twelve months — so the medians above rest on small samples and will move more between updates than the per-square-foot and percent-of-ask figures.
What the numbers say. The headline here is negotiating room. Cabo Corridor luxury houses closed at 87.0% of their original asking price, the widest gap of any market on this coast, and they took roughly seven months to do it. Condominiums held far better at 94.4% and sold faster, and they carry a higher price per conditioned foot than houses — $745 against $590. Almost none of this is new construction: 5% of house sales and none of the condo sales were pre-construction, which makes this a genuinely different market from the San José side, where new-build product dominates the top end. For a buyer, patience is rewarded here more than anywhere else in Los Cabos. For a seller, the launch price is doing more damage than the market is.
