Every one of the 23 luxury sales in Cabo San Lucas over the past twelve months closed in the Beach & Marina area — none in Centro, none north of town. Houses accounted for 14 of them at a median of $2,483,000, condominiums for 9 at $1,825,000. Luxury buyers here also negotiated harder than the market at large, closing at 90.9% of original asking price against 96.4% for houses overall, and waited longer: a median of 298 days to sell.

What the numbers say. Location inside Cabo San Lucas is worth more than property type. Beach & Marina medians $825,000 against $223,500 in Centro and $176,000 north of town — a fourfold spread across a single municipality, and the reason a town-wide median of $250,000 tells you almost nothing about any specific purchase. Houses and condominiums sell for nearly the same money here, $236,000 against $260,000, but condominiums cost about a third more per conditioned foot, so a buyer choosing a house is generally buying more space in a less central location. One reversal worth noting: unlike every other market on this coast, houses hold their price better than condominiums here, closing at 96.4% of original ask against 94.0%.
