Seventeen Different Cabo Resort Branded and Golf Community Full Ownership Residences to Choose From.

Twenty-One Different Resort-Branded Full-Ownership Residences

No other market in Mexico carries them at this density. The growth of the format suggests buyers are looking beyond the name itself, at something that does not appear in the brochure.
Twenty-one resort-branded residence projects sit on this coast at last count. These are homes inside a working resort, run by its staff, not standalone towers wearing a name. Thirteen are open, four under construction, four planned.
Aman opened its first Mexican hotel on the East Cape in 2026, St. Regis arrives at Quivira, and something on the order of nine hundred million dollars of luxury hospitality is due between 2025 and 2028. Four Seasons, Rosewood, Montage, Auberge, Waldorf Astoria, Park Hyatt.
Which makes brand the wrong question to open with. The useful question is why a buyer with a free choice keeps picking this format over the thing Cabo was famous for first: the custom villa on its own piece of rock.

A Villa Is an Asset. It Is Also a Job.

A house in Pedregal or Puerto Los Cabos can be a superb thing to own. It also arrives with a standing payroll. A property manager to check in with, a gardener, a pool service, a caretaker who holds the keys, and a maintenance cycle that salt air sets rather than the owner.
Each is a separate relationship and a separate cheque, and the whole arrangement runs at full speed in August whether anyone is in the house or not. Owners who have done it can usually tell you, without pausing, how many people have a key.

What Lock and Leave Actually Means

Many resort-branded residences consolidate a significant portion of property management and services under a single operator. Depending on the residence programme, owners may have access to hotel-managed services before, during and after their stay.
Where staffing and standards sit with the hotel operator, that consistency can hold in the eleven weeks nobody is watching as well as in the week somebody is, though how far it extends is set by the individual project and its management agreement.
Behind it sits a resort perimeter, security around the clock, and a residence that does not read as empty.
For an owner here a few weeks a year, that is not a convenience. It is the whole proposition.

The Part That Pays for Itself

Most of these projects run a rental programme, and the figures worth trusting sit between what sceptics assume and what brochures imply.
Gross returns across Los Cabos are commonly reported in the mid-single digits, with luxury villas at the lower end of that range. Reported net figures fall materially below that once management, dues and the real cost of turnover are counted, and they vary widely from one programme to the next.
Read correctly, that is the argument rather than an objection to it. Rental income may help offset a portion of ownership costs on a house the owner also uses and does nothing to maintain, depending on occupancy, programme terms, operating expenses and owner usage.
Any appreciation will depend on future market conditions. How far either goes is set by the programme, which is why the terms matter more than the average.
The market has priced the arrangement, at least in aggregate. Savills puts the global premium for branded residences over comparable unbranded stock at roughly a third, with resort schemes carrying the higher figure, near forty per cent against about thirty for city schemes.
That is global research across many markets. It is not a forecast for any particular building on this coast, and a premium paid at purchase is not the same as a premium recovered on resale.

The Four Questions That Decide It

The brands are not interchangeable, and the economics live in the paperwork rather than the renderings.

  • How the HOA is structured and what it actually covers.

  • The rental-programme split, and which units may enter it.

  • How many nights an owner is blacked out of their own home.

  • What the brand's inventory has done on resale, which is the one question a brochure cannot answer.

No average answers any of them; the documents do, and they differ building by building. Every project on that coast has a sales office paid to sell that project. None of them is compensated to say a different building suits a particular buyer better.

What Comes Attached

The rest is the reason anyone wanted Cabo to begin with. Three signature golf courses are due in the second half of 2026 alone. Els at Oleada, Nicklaus at Old Lighthouse, Woods at The Legacy at Diamante. Restaurants, spa, beach club and neighbors come with the deed; in most markets those are memberships bought separately. The money moving into this format is buying a Tuesday it does not have to manage. A comparison of two specific projects, side by side and in writing, can be arranged from the property. Rental performance, operating costs, resale values and appreciation vary by property, programme and market conditions. Historical or reported performance should not be considered a guarantee of future results. Figures cited are reported market ranges and third-party research, not projections for any specific residence.
