In the twelve months ending June 26, 2026, 115 properties closed on the Pacific side at a median of $760,000. This is really two markets sharing a coastline — the resort communities south of Cerritos and the surf towns north of them — and the gap between them is close to twofold.

Thirty-nine Pacific-side sales cleared $1 million, and 44% of them were pre-construction — the highest new-build share of any area in Los Cabos. Luxury buyers here still negotiated, closing at 89.6% of original asking price, and waited a median of 180 days.

What the numbers say. Quivira and Pescadero/Cerritos are almost exactly the same size by transaction count — 54 sales against 53 — and nothing else about them matches. Quivira medians $915,000 at $515 per conditioned foot; Pescadero and Cerritos median $468,000 at $341. One is a gated golf resort selling new construction, the other is a surf coast selling mostly finished homes, and averaging them produces a number that describes neither. The pre-construction share is the highest in the region at 36% overall, which is also why condominiums here sell more slowly than houses despite costing less: much of that inventory is sold before it exists.
